Two Kinds of Homes, One Coastline
Nokomis is a small community, just over 3,200 people in 2020, and the impact windows we quote here fall into two groups. There are the mainland homes along the Tamiami Trail and around Dona Bay, and there are the beachfront houses on Casey Key, the barrier island northwest of town. Both face the same storms, but the exposure and the products are not the same.
Casey Key houses
Casey Key is a narrow barrier island with large homes facing the Gulf. Owners there usually want unbroken views, which points to impact glass rather than shutters. On the Gulf side, openings face full wind and salt spray, so we look at:
- Design pressure ratings that fit the exposure and height of each opening
- Frame finishes and hardware that resist corrosion
- Large fixed panels and multi-panel sliders where the approvals allow those sizes
Because Casey Key is not part of any census place, check with Sarasota County on which building office handles your address.
Mainland homes and hurricane shutters
On the mainland, many homes are modest block houses on smaller lots. Hurricane shutters are a practical choice there. Accordion shutters stay mounted and fold out across the opening, which is easy on a one-story home. Roll-down shutters cost more, but close fastest. Storm panels are the low-cost option if you have space to store them.
A town with old roots
A post office opened in Nokomis in 1917, and that year Dr. Fred Albee bought 112 acres and, with Ellis W. Nash, laid out a 130-lot subdivision. Most homes are far newer than that, but a few older houses near the Trail still have original openings in sizes no longer made, which means custom impact units.
Dona Bay and the water
The Legacy Trail crosses Shakett Creek at Dona Bay, and about 2.5 miles of the trail run through Nokomis. Homes along the creek and bay are close to tidal water. Impact windows do not keep out rising water, but sealed, well-flashed openings keep wind-driven rain from soaking walls during a long storm.
Choosing a shutter by opening
Not every window needs the same answer. A practical plan for a Nokomis home might look like this: impact glass on the front windows people see from the street, an accordion shutter on the back slider, and storm panels stored in the garage for two small bathroom windows. We mark each opening on a simple floor plan so you can see what goes where, and the plan doubles as the opening list the county asks for.
Permits and paperwork
Nokomis is unincorporated Sarasota County. The county asks for product approval documents and a floor plan showing the openings. We supply both, and we schedule inspections as part of the job. Call (941) 390-3550 to set a time.

Nokomis Questions
Are shutters or impact glass better on Casey Key?
Most beachfront owners pick impact glass to keep the view and avoid storm-day prep. Roll-down shutters over large Gulf openings are a common add-on.
What is the simplest shutter for a one-story Nokomis home?
Accordion shutters. They stay on the house and close by hand from the ground, with nothing to carry or store.
My windows are an odd size. Can you still get impact units?
Usually, yes. Many manufacturers build to custom sizes. It can add lead time, which we note in the estimate.
