Impact Windows in Palmetto, FL

Older Streets, Newer Waterfront

Palmetto sits on the north bank of the tidal Manatee River, facing Bradenton, and the impact windows work here reflects a town with two sides. There are older homes near the historic center, laid out after the railroad arrived in 1902, and there is newer waterfront living such as Riviera Dunes, built on a former dolomite mine site redeveloped in 1998.

An old town by Florida standards

Palmetto was incorporated as a village in May 1893 and as a city in 1897. Many older homes here were built long before Florida's statewide building code arrived in 2002. For homes built before July 1, 2001, Manatee County's window and shutter disclosure describes a limit: within any 12 months, replaced glazing can skip added opening protection only if it is no more than 25 percent of the home's glazed openings. Replacing more than that means impact products or shutters.

Start with the front door

For many Palmetto homes, especially older ones, the front door is the weakest opening. Old wood or hollow doors and single-point locks can blow in under pressure. An impact entry door replaces that with:

  • A reinforced slab, fiberglass or steel, rated for impact and pressure
  • Laminated glass in any lites or sidelights
  • Multi-point locks that pin the door top, middle and bottom
  • A sill built to resist water pushed in by wind

Doors are listed separately on the Manatee County disclosure, each with its own product approval number.

Riverfront condos

Units at Riviera Dunes and other riverfront buildings face open water across the Manatee River. Associations usually control the look of windows and sliders. Higher floors need higher design pressures. We start with your association's specifications and match products to them.

Housing numbers

Palmetto had 13,323 residents and 7,036 housing units in the 2020 census, and about 22% of units were vacant, a mix of seasonal homes and rentals. For homes that sit empty part of the year, protection that works without anyone present, like impact glass, is often the better choice.

Sliders and the back of the house

Once the front door is handled, the back slider is usually next. Older Palmetto homes often have aluminum sliders with tired rollers and worn weatherstripping. An impact slider replaces the panels and the frame together. Where a home has both a slider and a back door, we look at both, since a weak back door undoes a strong slider just as easily.

Checking the permit office

Some Palmetto addresses are inside the City and some are in unincorporated Manatee County. We confirm which office handles your parcel and use the right forms, including product approval numbers for each window and door. Call (941) 390-3550 to get started.

Palmetto Facts That Shape the Work

  • Early incorporation. Palmetto incorporated as a village in May 1893 and as a city in 1897, and the railroad's arrival in 1902 moved the town center.
  • On the Manatee River. Palmetto lies on the north side of the tidal Manatee River, directly across from Bradenton, at an elevation of 13 feet.
  • Riviera Dunes. A dolomite mine on the river ran from the 1950s to 1974; the 214-acre site was redeveloped as Riviera Dunes in 1998.
  • Housing mix. The 2020 census counted 7,036 housing units in Palmetto, with 22.1% vacant.

Palmetto Questions

Is an impact front door worth it if I already have shutters on my windows?

Often. Many homes have window protection but an unprotected front door. If the door blows in, wind pressure enters the house just as if a window broke.

Can an impact door have glass?

Yes. Lites and sidelights use laminated impact glass, and the whole assembly carries a product approval.

What is the 25 percent rule?

For homes built before July 1, 2001, Manatee County's form lets you replace up to 25 percent of glazed openings within 12 months without adding protection. Beyond that, the replacements need impact ratings or shutters.
