A Big City With a Detailed Permit Packet
North Port covers more than 104 square miles, and impact windows here go into everything from 1960s and 1970s General Development homes to houses finished last year. The city grew from 57,357 people in 2010 to 74,793 in 2020, and an estimate for 2025 puts it near 96,551. That growth means a lot of new homes, and a lot of older ones being upgraded.
North Port's window and door checklist
The City of North Port publishes a window and door replacement packet, and it is more specific than most. It asks for:
- The Sarasota County Property Appraiser's summary sheet for your home
- A checklist that includes the year the home was built
- A floor plan with every opening numbered
- Product approvals or NOAs at the time of application
- A recorded Notice of Commencement for work over $5,000
We assemble this with you, so the application goes in complete.
The 25 percent line
The packet says that when replaced glass reaches 25% or more of the home's existing glass, the openings need shutters or impact glass. Replace most of your windows and you are past that line, so we count the glass with you before you decide on a phased plan.
What inspectors look for
North Port requires an in-progress inspection when the new window is ready to go into the opening, before it is installed. The packet also lists common reasons installs fail: no product approval on site, old wood bucks left in place, and shims thicker than a quarter inch. We plan for each of these.
Storm panels for a growing family budget
For many North Port owners, storm panels are the first step. Aluminum or steel panels mount on tracks or studs and cover each opening before a storm. They are approved protection when installed per their product approval, and they leave room in the budget to replace windows over time. The trade-off is labor and storage, and a set of labeled panels makes storm prep go much faster.
Ian and the lesson on water
Hurricane Ian came ashore at Cayo Costa, south of Sarasota County, on September 28, 2022, and North Port saw severe flooding. Impact windows do not stop rising water. What they do is keep wind and debris from opening up the house. If your home flooded, we look closely at the condition of the wall around each opening before installing anything new.
Permit timing
The packet warns that a permit expires 180 days after issue if inspections have not started. We schedule the first inspection early. Call (941) 390-3550 to set up a measure.

North Port Questions
What is an in-progress inspection?
North Port wants an inspector to see the opening when the new window is ready to be installed. It lets them check the buck, shims and framing before the window covers them.
Do I need a Notice of Commencement?
The city's packet says work over $5,000 needs one, recorded and posted before the first inspection. Most whole-house window jobs pass that amount.
Can I replace just a few windows with non-impact glass?
If the replaced glass is under 25% of the home's total glass, the packet allows it. Above that, you need impact glass or shutters.
