Protecting Sarasota Homes After Ian, Helene and Milton
Impact windows in Sarasota have gone from a nice upgrade to a common request since the storms of 2022 and 2024. On the evening of October 9, 2024, Hurricane Milton came ashore on Siesta Key as a Category 3 storm with maximum sustained winds near 115 mph, according to the National Hurricane Center's report. We install impact windows, impact doors and hurricane shutters for homeowners across Sarasota and the nearby keys and mainland towns, and we price every opening in writing before any work starts.
Three storms in three years
The National Hurricane Center's reports on recent storms show how differently each one hit this stretch of coast:
- Ian, September 28, 2022: landfall at Cayo Costa as a Category 4. North of the track, Sarasota County saw serious flooding as the Myakka River reached record levels, and part of I-75 in the southern county was closed.
- Helene, September 2024: landfall far to the north in the Big Bend, yet its surge reached 5 to 7 feet above ground from the Anclote River south to Longboat Key. The report says the coast from Tampa Bay to Englewood saw sustained winds over 50 knots with gusts to hurricane force.
- Milton, October 2024: landfall on Siesta Key. A University of Florida tower at Venice Beach recorded the highest sustained wind reported in Florida, 79 knots, with a 93 knot gust, and Sarasota Bradenton International Airport logged an 89 knot gust.
Wind and debris breaking a window is often the start of bigger damage. Once an opening fails, pressure builds inside the house and pushes up on the roof from below, while rain gets into walls, ceilings and floors. Keeping every opening intact is the goal of everything we install.
What makes a window an impact window
An impact window uses laminated glass: two lites bonded to a tough interlayer that holds the pieces in place if the glass cracks. The frame, glass and anchors are tested as one unit. In the large-missile test under ASTM E1996, a 9-pound 2x4 is fired at the unit at roughly 34 mph, or faster for some higher wind-zone ratings, then the window goes through thousands of pressure cycles. Each product also carries a design pressure rating, a measure of the wind load it can resist pushing in and pulling out. Corner windows, tall units and second-story openings often need higher ratings than a small window in the middle of a wall.
Sarasota is not in the HVHZ, but the rules still apply
Florida's High-Velocity Hurricane Zone covers only Miami-Dade and Broward counties, where products need a Miami-Dade Notice of Acceptance. Here, windows, doors and shutters use Florida Product Approval. Under the Florida Building Code, an area is in the wind-borne debris region if its design wind speed is 140 mph or more, or 130 mph or more within one mile of the coast where the shoreline is open to the water. Much of the Sarasota coast falls inside those lines, so openings on new and replaced work must be protected. We confirm the wind speed and exposure for your exact address before choosing products.
Windows or shutters?
There is no single right answer. Impact windows protect the house all the time, whether you are home or traveling, and there is nothing to put up before a storm. Shutters cost less per opening but need someone to close or install them, and salt air is hard on tracks and hardware. Many homes end up with a mix: impact glass on the main windows, roll-down shutters on a big lanai opening, and storm panels for a few rarely used windows. Our quote can price more than one approach so you can compare.
Insurance credits and grants
Florida law (section 627.0629) requires insurers to offer discounts for features that reduce wind loss, and opening protection is one of them. A wind mitigation inspector records what you have on Form OIR-B1-1802. To get the opening protection credit, every glazed opening generally needs approved protection, and a single unprotected window or garage door can cost you the credit. The My Safe Florida Home program offers grants of up to $10,000 toward upgrades that include impact windows and doors, and news reports in May 2026 said funds were still available. Where We Work
We work throughout Sarasota and the towns around it. On the barrier islands, Siesta Key, Longboat Key and Anna Maria, homes sit in constant salt spray and close to open Gulf water, so we lean toward stainless or coated hardware and higher design pressures. Helene's surge hit this shoreline hard: a USGS sensor on Longboat Key measured a storm tide of 6.68 feet above high water, and Anna Maria Island was heavily damaged. Farther south, a tower at Venice Beach recorded Milton's strongest reported sustained wind in Florida, and the surge from Venice south past Englewood reached 6 to 9 feet above ground, so homes in Osprey, Nokomis, Venice and Englewood see some of the hardest exposure on this coast. Inland, Lakewood Ranch and North Port have many newer homes where association rules may shape the look of shutters and frames, and North Port runs its own building department with its own permit checklist. Bradenton and Anna Maria fall in Manatee County, Longboat Key straddles both counties but runs its own building division, and several cities issue their own permits, so the permit office changes with the address. Each town page covers what is different there.

Common Questions
How much do impact windows cost in Sarasota?
National figures from This Old House's 2026 hurricane window guide run from about $300 to over $1,700 per window, depending on style and size. Frame material, glass package, story height, wall repairs and how many openings you do at once drive the final number, which comes on your written estimate.
Are impact windows worth it compared with shutters?
Impact windows cost more up front but protect the house year round with nothing to deploy, and they also cut outside noise and block most UV. Shutters cost less per opening but need to be closed or installed before every storm. If you travel in hurricane season or cannot lift panels, impact glass usually earns its price.
Does Sarasota require impact windows?
When windows are replaced in the wind-borne debris region, the Florida Building Code generally requires the openings to be protected, either with impact-rated glass or with approved shutters, with limited exceptions for small replacements on older homes. Whether your address is in that region depends on the design wind speed and distance from the coast. We confirm it during the estimate, and the building department reviews it with the permit.
Will impact windows lower my homeowners insurance?
They can. Florida requires insurers to offer credits for opening protection, recorded on the OIR-B1-1802 wind mitigation form. The full credit usually needs every glazed opening protected, including the garage door, so a partial upgrade may not move your premium.
Is there a tax credit for impact windows in 2026?
The federal 25C energy credit for windows and doors does not apply to property placed in service after December 31, 2025, under the 2025 federal tax law. Hurricane shutters were not eligible for it. The state's My Safe Florida Home grant is a separate program worth checking, and a tax professional can confirm your situation.
How long do impact windows last?
Well-made impact windows commonly last for decades when they are cared for. Rinsing frames and tracks with fresh water, keeping weep holes clear and lubricating hardware helps a lot in coastal salt air. Ask about the manufacturer's own warranty terms for each product.
How long does installation take?
Most homes take a few days of installation once products arrive, with one or two openings out at a time so the house is closed up each night. Manufacturing lead times and the permit usually take longer than the install, so we give you a written schedule after the order is placed.
Why Homeowners Call Sarasota Impact Windows Pros
Every opening priced on its own line
The quote shows size, product, glass type, design pressure and price for each window and door, so you can phase the work or compare bids line by line.
Products matched to the exposure
We check your address against the wind speed map and look at which openings face open water before choosing ratings, rather than using one product for the whole house.
Paperwork your insurer can use
You receive the Florida Product Approval sheets and the finaled permit, which are what a wind mitigation inspector looks for on Form OIR-B1-1802.
Honest advice on windows versus shutters
If shutters or a mix of shutters and impact glass makes more sense for your budget and how you use the house, the quote says so.
